In our current commercial real estate marketplace many property owners are hesitant to sell their properties due to the hefty capital gains tax assessed by the federal government. We want to present some solutions and alternatives that are available to real estate investors. We will speak on 1031 Exchanges, Delaware Statutory Trusts and Opportunity Zones.

Rich Enderlin became a Managing Partner of BRC Advisors in 2007 after merging his successfully run boutique brokerage firm, P&E Commercial Real Estate from 2004-07.  Prior to that he was with Prudential Commercial Real Estate as a Senior Investment Associate from 2000-2004 where he was awarded the Chairman's Circle Award which is the highest honor possible in four of his five years with the firm.  Mr. Enderlin started his brokerage career with Marcus & Millichap as a Broker Associate in 1990’s. Prior to transitioning into brokerage, Enderlin worked in property management for 15 years.   Prior to transitioning into brokerage, Enderlin worked in property management for 15 years. He was asked to join the transition management team for Donald Trump in his acquisition of the Plaza Hotel in New York City in 1988. He also worked for Harry Macklowe at the Macklowe Hotel in mid-town Manhattan (now the Broadway Millenium Hotel). Rich returned to Southern California in 1991 with Investors’ Property Services, asked him to oversee a portfolio of hotels and apartment buildings that were in Receivership. Enderlin became a turnaround specialist taking underperforming properties, re-habbing them, increased occupancy and assisted in the disposition of those assets as they became stabilized.

Enderlin has personally brokered more than 450 transactions worth more than 1 billion dollars and has Asset managed and property managed over $2B in real estate assets.  Since he joined BRC and became Broker of Record, the company has successfully brokered more than 5 Billion dollars of commercial real estate transactions.  The firm has expanded to (5) offices in Los Angeles County and he has active real estate broker’s licenses in California, Arizona and Nevada where BRC holds satellite offices.

In 2014, BRC Advisors entered into a Joint Venture with Rand Sperry and Sperry Commercial Real Estate to form a brand new commercial real estate franchise called Sperry Commercial Global Affiliates of which Enderlin has also been appointed as Chief Operating Officer as well.  His responsibilities include Growing and on boarding new Affiliates, Training new brokers and overseeing the day-to-day operations of the firm.  Since its launch in August of 2016, SperryCGA now has 50 Affiliates in 16 states and more than 215 brokers nationwide. 

Rich attended Long Beach State and San Diego State Universities before receiving his Bachelors Degree in Business Administration from Pace University in New York City in 1987.  He is currently the Associate Chairman on the Board of Trustees for Alverno High School in Sierra Madre, CA. He currently resides in Pasadena, CA with his wife and daughter who graduated Mills College in Oakland, CA and is currently  attending UCLA for her Masters Degree in Architectural Design.

Matt has been involved in real estate syndication for the past 5 years.  He has worked with institutions, RIAs, Broker/Dealers, and private investors and is familiar with private placements, Tenants in Common and DST structures.  Matt’s passionate about real estate investing and enjoys educating his clients on the options they have available to them.  At Kingsbarn, he works closely with real estate agents and brokers in California to help them and their clients benefit from Delaware Statutory Trusts. 

 

 

Derek Phillips, Esq – Executive Vice President

Derek received his Bachelor of Arts degree with Honors from the University of California, Santa Barbara, and his Juris Doctor from the McGeorge School of Law, University of the Pacific. He has been a Real Estate Broker since July, 2005.

Derek works with clients, brokers, escrow officers and attorneys in managing the tax-deferred exchange process. He is also reviews, edits, and drafts tax-deferred exchange documents to ensure that they conform to any new rulings.

Before coming to work at Downstream, Derek worked at Earthlink Network and also has experience with Walt Disney Feature Animation and the Social Security Administration Office of Hearing and Appeals.

Currently, Derek grows vegetables, plays soccer, and he is an avid hiker.

Tom has spent the past 20+ years in the institutional capital markets working for firms such as Principal Global Investors, Goldman Sachs Asset Management and GoldenTree Asset Management. After leaving Goldman, Tom started his placement efforts in 2007 to assist independent asset management firms and entrepreneurs in their pursuit of institutional capital. Tom has also personally entitled and developed single-family residential, multi-family for sale and retail strip in Los Angeles County while advising on development projects nationwide.  Tom formed Blueprint Equity to merge his experience as a real estate operator/developer with his roots in the institutional capital markets. Tom graduated from Creighton University in 1988 and lives in Southern California.
